How to read these figures
List prices, not sale prices. Every price here is what a home is listed at today on the MLS® system. What homes actually sold for can be higher or lower, and it is what an offer should be measured against — ask Ryan for recent sales on any street.
A median describes what is for sale this week. Three listed condos and a single house can pull a neighbourhood’s median a long way from where it sat last month. The City’s average assessed value moves slowly and covers every property, so read the two together.
Sources. Listings from the CREA DDF® feed, refreshed several times a day. Assessed values and building permits from the City of Edmonton’s open data. Areas follow this site’s six-part map, by where most of a neighbourhood’s listings sit. See homes by property type for the same figures by kind of home.
