The largest quadrant on the site by a wide margin, and the most internally varied. It runs from established communities near the river valley through the newer growth corridor at Windermere, Heritage Valley and Keswick, so the same section holds older bungalows and townhouses alongside new detached homes and genuine luxury property.
Median prices sit mid-pack for the city while lot sizes run the largest of any quadrant. Most of it is post-1960, and access is built around the Henday, Whitemud and Calgary Trail rather than transit. It suits buyers who want to compare new and established options without leaving one part of town — start with Chappelle Area, Windermere or South Terwillegar.
