What this search shows
Every active MLS® listing built in 2015 or later in a neighbourhood the City of Edmonton classifies as redeveloping — its established, mostly built-out areas. That captures new skinny homes, semi-detached houses and row housing on older lots. Condo apartments are left out, and so is new construction in the suburbs, which is on the new construction page.
Infill is a new home built where an older one stood, in a neighbourhood that was finished decades ago. In Edmonton it usually means one lot split into two narrow houses, a semi-detached pair, or a small row of townhouses, with the mature trees, back lanes and central location of the neighbourhood around it. The trade is location for lot size.

What changed in 2024
Edmonton’s Zoning Bylaw 20001 took effect on January 1, 2024. Its Small Scale Residential zone, which covers most residential lots, allows up to eight homes on an interior lot and buildings up to three storeys. That makes infill easier to build — and it means the lot next to the one you buy can change too. Check the zoning and any development permits on the block before you firm up.
Buying a new infill home
A new infill home carries the same new home warranty as a suburban build, required under Alberta’s New Home Buyer Protection Act. Look at the builder’s other projects nearby, find out whether the home shares a wall and what agreement covers it, and on a narrow lot check the grading and drainage between the houses. Where the infill is going up
