Every active MLS® listing in Edmonton that is a freestanding house: two-storey, bungalow, bi-level, split-level and raised bungalow. Half-duplexes, townhouses and condos are left out, and so are homes outside city limits.

Detached houses are the largest share of what is for sale in Edmonton, and the widest range of it: post-war bungalows on wide lots in the mature neighbourhoods, 1980s and 1990s two-storeys across the southwest and west, and new builds on narrower lots at the edges of the city. The same budget buys a very different house depending on which of those you are looking at.

Lot, age and location trade against each other

In the mature neighbourhoods closer to downtown and the river valley you pay for the lot and the location, and the house is often original or renovated. In communities built since 2000, most of them near Anthony Henday Drive, the house is newer and larger for the money, on a smaller lot, with a longer drive in. Compare price per square foot between homes of the same era rather than across eras, or older houses will always look expensive and new ones cheap.

What to check on a detached house

Everything a condominium corporation would otherwise look after is yours: roof, windows, furnace, water heater, grading and the sewer line to the street. Ask for the age of each. On an older home, budget for an inspection that covers the foundation and a camera scope of the sewer line — the character home buying guide walks through both. A lot backing onto a park, ravine or busy road prices differently from the one across the street, so compare like with like.
