New townhomes are one of the most common ways into a newer Edmonton community. Most sit in condominium complexes near the edges of the city, with an attached garage and a monthly fee that covers some of the exterior upkeep; some are freehold, with no fee and no corporation at all. That difference changes what you are buying more than the floor plan does. Older townhouses are on the townhouses page.

Freehold or condominium
A freehold townhouse sits on its own titled lot: you own the exterior and there is no fee. A condominium townhouse shares ownership of the complex with the other owners, who pay a fee toward insurance, landscaping, snow removal and a reserve fund. Ask which it is, and in a new complex ask to see the budget and the reserve fund plan — fees set while the builder still owns most units can rise once they sell.
Buying from a builder
Builder contracts are written for the builder. Deposit terms, possession dates that can move, what the new home warranty required under Alberta’s New Home Buyer Protection Act covers, and what counts as complete are worth a careful read before you sign. Buying new construction in Edmonton covers what to watch for.
