This is the top of Edmonton’s market: a small set of homes at any one time, concentrated in a handful of neighbourhoods along the river valley and in the city’s estate communities. Many are custom or architect-designed, and few are directly comparable to one another, which makes pricing them a matter of judgement rather than a formula.

Pricing a home with no true comparable
When only a few homes sell at this level in a year, the usual comparison with recent sales thins out. Value rests on the lot and its setting, the builder and designer, the finish, and what it would cost to build again. Expect a longer marketing time and more room in negotiation than further down the market.
