The Real Living Buyer Advantage Program

Five programs that take the risk out of buying — and out of leaving, if it turns out not to be right.

Buying a home is the decision people are most afraid of getting wrong, and most of that fear is about things that happen after the keys change hands. What if the house is not what we thought? What if we need to move again sooner than planned? What if the right home never comes up on the public search?

These five programs each remove one of those risks. They are not a discount or a gimmick — they are commitments about what happens next. Each one has its own conditions, so ask for the full terms before you rely on one.

Love it or Leave It

The one that matters most. If your new home turns out not to be right for you, Ryan will list it for sale for free. No listing commission, no argument about whether the reason is good enough. If you don’t love your home within the first 24 months of ownership, Ryan will sell it for free.

Most buyers never use it. That is rather the point — it exists so the fear of being stuck does not keep you from making a decision you are otherwise ready to make. Conditions and timeframes apply; ask Ryan for the full terms.

Scout

The homes on the public search are not all the homes. Listings expire, get terminated, or are withdrawn without ever selling, and those owners frequently still want to sell — they simply stopped advertising it.

Scout is Ryan searching that history against what you are looking for and making the approach on your behalf. It is work done by a person, not a feature you log into, and it regularly doubles the number of homes worth considering. Start from what is listed now and tell Ryan what is missing from it.

Preferred Partners

The mortgage you get depends heavily on who arranges it. Ryan works with brokers who do this in Edmonton every day, are comfortable with the awkward files — self-employed income, a rental in the background, a down payment that arrives in pieces — and who see rates that are not on the branch posting board.

Worth doing before you look at homes, not after. Our mortgage calculator is a reasonable place to start, and what it costs to buy and sell sets out the rest of the money.

Easy Exit

Most people buying in Edmonton already own something, and the order of operations is the hard part: what you can offer depends on what your current home is worth, and when you can close depends on when it sells.

Easy Exit is handling both sides as one plan rather than two — what your home is likely to sell for, how to write an offer that survives the timing, and what the financing allows, including whether your existing mortgage can move with you. Start with a free home evaluation so the numbers are real before you make an offer on anything.

Trade Up

Homes stop fitting. The family grows, the stairs stop being a good idea, or the commute changes. If you bought with Ryan and it is time to move again, the cost of selling is reduced when you come back.

If that is where you are now, the seller programs set out the other half, and the monthly market reports show what is actually selling. Conditions apply; ask Ryan for the full terms.

Ask Ryan about the programs or read how buying works in Edmonton.

The Buyer Advantage Program is offered by Ryan McCann, REALTOR® with MaxWell Polaris. Each program has its own conditions and eligibility; nothing on this page is an offer or a contract. Ask for the full terms in writing before relying on any of them.
