What this number does and does not include
The figure above is principal and interest only. Your actual monthly cost also carries property tax, home insurance, utilities and — in a condo — condo fees. Budget those separately before deciding what you can carry.
If your down payment is under 20%, mortgage default insurance applies and is added to the mortgage, so the amount financed is higher than price minus down payment.
Pressure-test the payment
A payment that works at today’s rate should still work at renewal. Run the same numbers a percentage point or two higher and see whether the answer still feels comfortable — that is essentially what a lender's stress test does, and it is worth doing for yourself before you shop.
