What this search shows
Every active MLS® listing in Edmonton at a list price of $1,000,000 or more. Duplexes, triplexes and fourplexes are left out: at this price they are income properties, and they have their own search.
A million dollars buys a very different home depending on where in Edmonton you spend it: a new two-storey with a triple garage near the edge of the city, a rebuilt infill on a mature lot near the river valley, an original character home on one of the prestige streets, or a penthouse downtown. Where the money goes above $1 million
Past this point floor area stops explaining the price. The lot, the street, a river valley or ravine setting and the quality of the build do most of the work, which is why two homes of the same size can be listed hundreds of thousands of dollars apart. How homes at this price sell
There are fewer buyers at this level, so a home usually stays on the market longer than it would further down, and the gap between list and sale price can be wider. What comparable homes actually sold for matters more than what is still listed.
