River Valley and Ravine Homes for Sale in Edmonton

Houses and condos that look onto the North Saskatchewan River Valley and its ravines.

What this search shows

Every active MLS® listing in Edmonton whose listing notes a river valley view or a ravine view. It is read from what listing agents wrote, so a home that backs onto a ravine without saying so will not appear, and a view from one window counts the same as a lot on the edge.

The North Saskatchewan River Valley and the ravines that feed it are what the City of Edmonton describes as the largest stretch of connected urban parkland in North America, and homes that look onto it hold a premium at every price. The list below mixes estate homes on the valley edge with condos whose upper floors look across it, so use the filter if you only want one kind.

What to check on a valley or ravine lot

Slope stability and drainage. Lots near the top of a bank can carry setbacks and geotechnical requirements from the City, which limit what can be added or rebuilt. Ask whether a geotechnical report exists, walk the rear yard to see the grade, and check the title for restrictive covenants and City easements before conditions come off.

A view is not the same as a lot

A condo with a valley view and a house backing onto a ravine are both in this list, and they are very different purchases. So are a lot that backs directly onto parkland and one across the road from it. The photos and the map on each listing show which you are looking at; homes over $1 million and character homes cover the valley neighbourhoods from other angles.
