A home built in the last couple of years and resold by its first owner often comes with finished landscaping, window coverings and a completed basement or deck that a builder would charge extra for, and the neighbourhood around it is further along. Buying from the builder gets you choices and the full term of the new home warranty. Compare both before deciding which you want.
Before you sign with a builder
Read the deposit terms, what happens if possession moves, and what the warranty required under Alberta’s New Home Buyer Protection Act covers. Check whether the lot backs onto a planned road or a future phase, and ask the City what is zoned next door. Ryan can go through a builder’s contract with you before you commit.
