Most duplexes for sale in Edmonton are half-duplexes: a two-storey or bungalow that shares one wall with the home next door. They usually cost less than a detached house of the same size in the same neighbourhood, which makes them a common way into both newer communities and established ones. A full duplex, with both sides sold together, is a different purchase and sits with the revenue properties.

Half-duplex or full duplex

A half-duplex is bought to live in: one household, one mortgage, one side of the building. A full duplex is two homes bought together, and a lender will look at the rent from the second unit as well as your income. The number of units in the listing and the legal description on title tell you which you are looking at.

What to ask about the shared wall

Who maintains the roof, the fence line and any shared driveway, and whether an agreement covering them is registered on title. Whether the attached side has had the same work done — shingles, windows, siding — because a roof replaced on one half only shows. And on a newer half-duplex, whether it sits in a bare-land condominium: if it does, there is a fee and a set of bylaws after all.
