What this ranking is, and is not

It counts what is on the market today, not what sold, and not what is worth the most per foot. A neighbourhood with three listings can be more expensive than one with twenty — Kingswood is the clearest example on the list.

It also moves. These figures come from the live MLS® feed and are rebuilt with the rest of the site, so the order here is the order today rather than the order whenever someone last edited the page.

Frequently asked questions

Which St. Albert neighbourhood has the most homes at this level?

Erin Ridge North, with 13 on the market as this page was built. Volume and price are different questions though — several smaller neighbourhoods carry a higher median.

Is it better to buy new or in an established neighbourhood?

It depends which you cannot add later. A new house can be renovated into an old one’s character eventually; a 40 cm tree canopy and a 700 m² lot cannot be added at all. Buyers who care most about the street usually end up in the Redeveloping list, and buyers who care most about the house end up in the Developing one.

How does this compare with Edmonton?

Edmonton's luxury market starts higher, at $850,000, and is far deeper: about 447 homes against 40 here. The Edmonton ranking covers it separately.

How often is this updated?

Every time the site rebuilds, which is several times a day. The ranking is generated from the feed rather than maintained by hand.

Before you shortlist

The table narrows the city to a handful of neighbourhoods; it cannot tell you which one suits how you actually live. That part is worth a conversation.
