Are builder prices negotiable?

Builder pricing is structured differently than resale homes, but negotiations can still occur. In some cases, builders may offer incentives such as upgraded appliances, landscaping packages, finished basements, or closing credits instead of lowering the base price.

Do I need a real estate Agent when buying a new construction home?

Yes. When you visit a showhome or speak with a builder’s sales representative, that representative works for the builder, not you Their role is to represent the builder’s interests in the transaction.

Working with an independent real estate advisor ensures you have someone reviewing contracts, explaining builder policies, and guiding you through the purchasing process from your perspective. An advisor can also help evaluate pricing, compare builders, and assess whether the home is competitively positioned within the surrounding market.

Does it cost extra to use a realtor when buying a new build?

In most cases, no. Builders typically include commissions within their marketing budgets whether a buyer has representation or not. Having an advisor simply ensures you have professional guidance during the process without increasing the purchase price.

What upgrades are worth paying for in a new construction home?

Some upgrades tend to hold long-term value better than others. Structural elements such as larger lots, upgraded ceiling heights, improved layouts, or additional square footage often provide stronger resale value.

Items that are difficult to change later—such as staircases, window placements, plumbing rough-ins, or garage configurations—are also worth careful consideration. Cosmetic items like light fixtures, backsplashes, and some finishes are often less expensive to upgrade after possession.
