A word From Ryan (Site Owner and Realtor)

It's said that character homes are a labour of love—that you never really own them, but preserve them for future generations.

As a long-time resident of Westmount and owner of a 1912 home which I've essentially rebuilt from the ground up (pictured left), I know firsthand what home buyers should expect and what to avoid when buying a character home in Edmonton.

Contact me at 780-964-8445 or ryan@rllv.ca today for expert guidance.

Character Homes: What Buyers Should Look For

Character homes are an important part of Edmonton’s architectural identity. Many of the city’s most desirable neighbourhoods — including Glenora, Westmount, Highlands, Garneau, and Strathcona — feature homes built between the early 1900s and the 1950s.

These properties often offer craftsmanship, mature streetscapes, and architectural details that are difficult to replicate in modern construction. However, purchasing a character home requires a more careful evaluation than buying a newer property. Structural systems, mechanical components, and past renovations can significantly influence long-term ownership costs.

Foundation and Structural Integrity

The foundation is one of the most critical components when evaluating an older home in Edmonton. Many character homes were originally built with poured concrete, brick, or stone foundations, and some have undergone partial structural upgrades over time.

Buyers should look for:

• Straight foundation walls with minimal bowing
• Properly upgraded weeping tile systems
• Evidence of professional basement underpinning or structural reinforcement
• Consistent floor levels on the main floor
• No major horizontal cracking in foundation walls

Because Edmonton experiences significant freeze-thaw cycles, foundation movement can occur over decades. Homes with professionally reinforced foundations tend to perform far better long term than those that have only received cosmetic repairs.

Things to avoid:

• Major horizontal cracks in basement walls
• Significant wall bowing
• Sloping floors suggesting structural movement
• Temporary patch repairs without engineering documentation

Many of the best character homes in Edmonton have undergone full basement underpinning or foundation replacement, which can dramatically improve structural reliability.

Electrical Systems (Knob and Tube Wiring)

Electrical systems are a major consideration in older Edmonton homes. Many properties built before the 1950s originally used knob and tube wiring, which may still exist in some areas of the home if renovations were incomplete.

Modern lenders and insurance providers often require knob and tube wiring to be removed or fully replaced.

Buyers should look for:

• Fully upgraded electrical systems
• 100-amp or 200-amp service panels
• Modern grounded wiring throughout the home
• Updated electrical permits on major renovations

Warning signs include:

• Mixed electrical systems (including 60 AMP service)
• Visible ceramic knobs or tubes in basement ceilings
• Lack of grounded outlets
• Fuse boxes instead of modern breaker panels

In many Edmonton character homes, electrical upgrades are completed during major renovations. Homes that have undergone comprehensive electrical modernization are generally far more desirable.

Plumbing Systems

Plumbing systems in older homes often evolve through multiple renovation phases. Original systems may have included galvanized steel or cast iron piping, which can deteriorate over time.

Modern upgrades typically replace these with PEX, copper, or ABS systems.

Buyers should look for:

• Copper or PEX supply lines
• ABS drain systems
• Upgraded sewer lines
• Proper backwater valves

Older galvanized piping can restrict water flow and increase the risk of leaks. Many Edmonton homeowners have replaced these systems during major renovations, which significantly improves reliability.

Sewer line inspections are particularly important in mature neighbourhoods where original clay pipes may still exist.

Insulation and Energy Efficiency

Many early Edmonton homes were built before modern insulation standards existed. While the architectural charm remains appealing, older construction can create energy efficiency challenges.

Buyers should evaluate:

• Attic insulation levels
• Window upgrades
• Exterior wall insulation improvements
• Furnace efficiency
• Air sealing around doors and windows

Some of the most desirable character homes in Edmonton have undergone full envelope upgrades, including modern insulation, high-efficiency furnaces, and updated windows.

These improvements can significantly reduce heating costs during Edmonton’s long winter months.

Roof Structure and Attic Condition

The roof and attic structure often reveal how well an older home has been maintained.

Things buyers should look for:

• Adequate attic ventilation
• No signs of long-term moisture damage
• Updated roofing materials
• Proper insulation coverage

Older homes sometimes experience attic condensation issues during cold winters, particularly if ventilation was not upgraded during renovations.

Homes with well-ventilated attics tend to experience far fewer long-term maintenance problems.

Renovation Quality and Permit History

One of the biggest risks when buying a character home in Edmonton is unpermitted or poorly executed renovations.

Because many older homes have been renovated multiple times over several decades, construction quality can vary widely.

Buyers should evaluate:

• Whether major renovations had permits
• Basement development quality
• Structural changes to walls or beams
• Professional electrical and plumbing work

The best character homes are those that have undergone thoughtful, well-documented renovations rather than piecemeal upgrades over time.

Neighbourhood Considerations for Character Homes

Character homes in Edmonton tend to cluster in some of the city’s most established neighbourhoods.

Areas commonly known for character housing include:

These communities offer mature tree canopies, walkable streets, and proximity to Edmonton’s river valley.

However, buyers should also consider zoning changes, redevelopment activity, and infill construction patterns when evaluating long-term neighbourhood stability.

faq section

What is considered a character home in Edmonton?

A character home typically refers to houses built between the early 1900s and the 1950s that retain original architectural elements such as hardwood flooring, detailed trim work, plaster walls, and traditional exterior designs.

Are character homes in Edmonton more expensive to maintain?

They can be, particularly if major systems like electrical wiring, plumbing, or foundations have not been upgraded. However, homes that have undergone professional renovations can perform similarly to newer homes.

Is knob and tube wiring common in Edmonton character homes?

Some older homes still contain knob and tube wiring, particularly if renovations were incomplete. Many lenders and insurers require this wiring to be replaced before financing or coverage is approved.

Are character homes a good investment in Edmonton?

Character homes located in desirable mature neighbourhoods often maintain strong long-term demand because of their location, architectural uniqueness, and proximity to central Edmonton amenities.

What inspections should be done when buying a character home?

Buyers should consider a full home inspection, sewer line inspection, electrical inspection, whet inspection (if a fireplace is present) and potentially a structural assessment if there are concerns about foundation movement.
